A Property Manager is a person or entity meeting ANY of the following criteria:

• Managing for self AND others
• Working out of a non-public venue OR maintaining a public venue
• Managing one or more units

An Employer is a private, non-profit and/or government agency that have one or more of the following permissible purposes for requesting a report.

1. is requesting the report for employment purposes (which includes to evaluate a consumer for employment, promotion, reassignment, or retention as an employee);
2. has provided the required disclosure to the consumer and received the necessary written authorization to request the report;
3. will provide the consumer with a copy of the report and a written description of the consumer’s rights before taking any adverse action based in whole or in part on the report; and
4. will not use the information from the report in a manner that violates federal or state equal opportunity laws.

An Independent Representative (IR) is a person or entity meeting the following criteria:

• Independent Representatives (IR) are other business people authorized to offer access to reports to their local market through the licensing we own.
• All Independent Representatives (IR) must maintain compiance with the same FCRA and FTC regulations that are also imposed on HMS Credit Services.
