HMS Credit Services provides industry information updates to Independent Representative and it's clients via emails, website and newsletters to help maintain compliance with the FCRA and FHA. II. Benefits for Independent Representative Customers (Property Managers and Landlords) vi. Access to accurate, nation-wide, up to date and cost effective information and reports, vii. Method of protection and risk management for clients/members and their investments. viii. Educational Feature. Independent Representative and its Customers/Clients will remain in compliance with FCRA and FHA because HMSCredit provides continuing education through it's web-based conduit. III. Website Features a. HMS Credit Services will provide each Independent Representative with a direct link to the HMS site for members to request credit reports online. Once the request form is delivered to HMS, all credit reports will be delivered via email/fax directly to the member. Same day service on most reports. Email delivery is preferred. b. Direct access to background, eviction and identity reports c. Provide a desktop icon for all Independent Representative to access website. d. Updates and reminders of compliance issues/requirements and industry stats. e. Online delivery of invoice and payment through either on-line debit or check system. IV. How it works a. Independent Representative signs contract and other required documents with HMSCredit Services subject to, site approval, and verification of business status, payment of membership fees. b. Independent Representative pays to HMS Credit one time Business System buy-in fee. c. HMS conducts site compliance inspection d. Independent Representative establishes with HMSCredit a retail sales price for your market e. Independent Representative offers members reports per the business plan authorized in the original application. Business plans are flexible and we expect you to use the system for the growth and development of your organization as long as your system does not violate our contract, the FCRA or the requirements of the repositories. f. Provides to HMSCredit evidence that HMSCredit has been added to your professional Liability Insurance (E&O) as additional insured. g. Independent Representative assures compliance by: a.Maintaining a business front where the public can enter during normal business hours b.Maintain contacts with subscribing member who seek reports c.Maintain a bonified tax ID number and continue to operate business at an approved site d.Remain in compliance with the FCRA and repositories. e.Maintain file of requests from clients and signed authorization forms from prospective tenants or other real estate housing applicants. f.Immediately and permanently destroy faxed reports Independent Representative is subject to random audits conducted by either HMSCredit or the repository. V. How you get paid a. You use the PayPal, on-line check system or other purchase system that may be available on the web site to pay for annual member subscriptions and report fees. b. HMS pays back to Independent Representative ½ of the net proceeds defined as follows: retail price - report cost / 2 on the 15th of the months subject to clearing of all remittance at the bank of HMS. c. Payments are remitted to Independent Representative on the 15th and 30th of each month. d. You as Independent Representative decide if you should collect report cost at time of sale or invoice your customers.
